Check-In Instructions
Check-in time is 4:00 PM, Check-out time is 10:00 AM. Attempts to use your code during other times will permanently lock the condo. For security and convenience, some condos have the state-of-the-art, high security Rentallock Keyless Lock System installed. The code for your door is specific to your date & time of occupancy. You will receive an via e-mail, an e-key prior to your arrival, you must have the code with you to enter this condo. Please understand you are responsible for this code just like a regular key, and anyone that finds it will be able to enter this condo during times and dates of your stay. We suggest to follow the e-key instructions and enter a personal code that is easy for you to remember and hard for others to figure out, eliminating the need to write it down. Should you write it down, we strongly recommend leaving your original issued code in a safe place, (not inside the condo) such as your car or somewhere that you can access it should you forget the code. Should you lose your code or wish to change it, you may contact us (At the numbers listed on the final invoice) to regenerate a new code. The cost for a new code is $45.00 M-F, 8AM to 5PM or $125.00 any other time.


If your rental condo does not have the keyless system, you will receive instructions for access by email.

Check-Out Instructions
The cleaning fee covers routine cleaning only, including dusting, sweeping, mopping, and laundering bath and bed linens. Before checking out, you are responsible for lightly cleaning the kitchen, loading and running the dishwasher and removing extraneous trash. An additional cleaning fee will be charged to your credit card, if after departure, the property is inspected and found to require abnormal check-out cleaning. Late check outs will be billed at the rate of $100.00 per hour or portion there of. This extra fee is only applicable to non approved / non scheduled late check-outs, and will not be applied to late departures which are approved.

Condo Availability and Substitutions
We make every effort to keep all our condos in good repair and available. However, we reserve the right to substitute comparable accommodations without notice or liability should the reserved condo be out of order for your rental period. If comparable accommodations are not available, renter will have the option of selecting from available properties at the published rate or receiving a complete refund of the reservation deposit.

Condo Condition and Damages
We make every effort to ensure that the condominiums are cleaned and inspected between rentals, but we recommend that you perform a quick inspection upon arrival and immediately report any damages or problems with the condo, furnishings or appliances. Contact information is provided with your rental verification e-mail. With submission of your reservation, you authorize PIC to charge the credit card and/or eCheck accounts submitted (if necessary) for accidental or intentional damages to the premises, furnishings and household items (excluding normal wear and tear) that occur during your rental period. Should these accounts not have enough funds to cover the said charges, you are responsible for the charges in cash upon your departure.

Agent or owner will not be liable for any damages to your property, nor liable for any accident that may occur to you during your occupancy in or on the property. Owner or Agent may re-enter premises at a reasonable time for the purpose of making repairs or for routine maintenance. Owner or Agent is not responsible for articles left on premises.

Condominium Use Rules
Pleasure Island Condominiums rental condos are located in various buildings, each of which is governed by specific association rules. Pleasure Island Condominiums customers agree to abide by all occupancy and safety rules and regulations posted on site by each of these associations.

Disclaimer

All materials, information, products and services included in the pleasureisland condominiums site are provided "as-is" with no warranties whatsoever. Pleasureisland condominiums expressly disclaim to the fullest extent permitted by law all expressed, implied and statutory warranties, including, without limitation, the warranties of merchantability and fitness for a particular purpose. Some states or other jurisdictions do not allow the exclusion of implied warranties so the above exclusions may not apply to you. you may also have other rights that vary from state to state and jurisdiction to jurisdiction.

Electronics
Tennant agrees not to bring personal devices that wire into the unit's electronics, i.e. TV's, VCR's, Games, wireless routers ECT... In the event a tenant disturbs the unit electronics, they will be responsible for the fees charged to reconnect original devices.

Eviction
In the event the renter is evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by the HOA for rule violations, all advanced fees will be forfeited.

Falsified Reservations
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

Limitation of Liability
You hereby waive to the fullest extent permitted by law any right or claim of any pcondoive, exemplary, incidental, indirect, special, consequential or other damages, against pleasureisland condominiums and the owners, officers, directors, agents, representatives and employees of pleasureisland condominiums arising out of any claim whatsoever based in contract, negligence, strict liability, or other tort. You further agree that recovery of any actual damages shall be limited to the amount you pay to pleasureisland condominiums and shall not exceed the amount you pay under any circumstances.

Maintenance
Management reserves the right to enter the rental condo as it deems necessary to maintain the condo and/or for inspection. Management does not guarantee the working order of condo appliances, equipment or complex amenities. If any item fails to operate, please let us know we will do our best to correct it.

Occupancy
All condos are leased without regard to race, color, religion, sex, national origin, or handicap.
Occupancy is limited to actual number of registered guests (includes children; bunk beds are not recommended for anyone over 100 pounds or under 6 years of age). Children one and under are not required to be registered. If your approved occupancy limit is exceeded, a fee of (U.S.) $100 per person, per day will be charged to your credit card (in addition to the daily rate) and you are subject to eviction without a refund.

No condo will be rented to persons other than families, married couples or adults who are 25 years of age or older. Anyone obtaining reservations under false pretenses may be subject to eviction and loss of deposit and rent. All occupants of a condo under the age of 25 years must be closely and personally supervised by the renter. Single persons under 25 years will not be permitted to make a reservation. When anyone age 21 or under attempts to make a reservation for a condominium, we ask that he or she have a parent or guardian contact us to extend permission and agree that the renter will be accompanied by a legal adult over age 25 while temporarily residing on our property. Pleasure Island Condominiums will not contract with anyone under age 25 and we do not expect anyone under age 21 to provide personal information for making reservations; these must be made using a parents name and credit card.

Parking
Condominium parking passes are issued to approved vehicles only and the must be displayed at all times. One parking pass is issued for one bedroom rentals and two passes (the maximum) for all other rentals. Street/curbside parking is not available in the immediate area around buildings and no commercial vehicles, motor homes or trailers are allowed to be parked on the property. However, The Palms building has limited number of spaces in a small overflow lot that sometimes is available for boat trailers.

Payment
If you are submitting your daily or weekly rental reservation more than 60 days prior to check-in (180 days for monthly), your credit card is charged 50% of your reservation total, with the balance being charged 60 days, (180 days for monthly), prior to your check-in. For a rental reservation made within 60 days of your check-in date, (180 days for monthly), all fees are charged at the time you submit your completed reservation form (with your credit card data). Once your payment is submitted to Pleasure Island Condominiums, our cancellations and refunds policy takes effect.

Payment Authorization
I (we) hereby authorize Pleasure Island Condos to initiate debit entries to my (our) checking, savings, money market account, or credit card for the reservation dates submitted on reservation form and for any incidental charges, including but not limited to, damages that may occur during my stay with Pleasure Island Condos. I (we) understand and consent to the use of these payments without an original signature. This agreement will serve as an original document. Payments cannot be revoked, suspended or delayed and authorization will not terminate until 90 days after leased premises are vacated.

Payment Options
You may choose to use our eCheck payment option for the total amount due. More than three quarters of all reservations placed are done so through this secure new way of making payments via the internet. If you choose to use this option, we hold your credit card data on file for any incidental charges, damages etc. that you may incur during your stay with us.

Electronic check (ACH) payments enable you to transfer your vacation rental payment from your bank account directly to our bank account by using a secure process. Similar to credit cards, electronic check payments eliminate the inconvenience and uncertainty of waiting for paper checks in the mail, however the cost is less so we pass this savings on to you. eCheck is a fast, secure, and convenient electronic check payment solution. It brings an additional level of trust and security to the payment transaction. Electronic payments are rapidly transforming how consumers and businesses pay for services. Any NSF, returned bank items, or incorrect account/routing numbers will result in an additional $50 fee, loss of any special reduced rates and your credit card will be charged the entire balance due.

You may choose to use our Credit Card option for the total amount due plus a 4% processing fee to the reservation total. We hold your credit card data on file for any incidental charges, damages etc. that you may incur during your stay with us. This authority is to remain in effect until 30 days after the tenant's departure date.

Card Verification Value Code, CVV is authentication procedure established by credit card companies to further efforts towards reducing fraud for internet transactions. It consists of requiring a card holder to enter the CVV number in at transaction time to verify that the card is on hand. The CVV code is a security feature for "card not present" transactions (e.g., Internet transactions), and now appears on most (but not all) major credit and debit cards. This new feature is a three- or four-digit code which provides a cryptographic check of the information embossed on the card. Therefore, the CVV code is not part of the card number itself.

This number is printed on your MasterCard & Visa cards in the signature area of the back of the card (it is the last 3 digits AFTER the credit card number in the signature area of the card).

Rates are subject to change without notice (prior to reservation).

Refunds and Cancellations
We urge our customers to purchase Travel Guard™ trip insurance to protect your vacation investment. The Travel Guard™ trip insurance policy we offer provides coverage for cancellations, delays or interruptions that sometimes become necessary when unforeseen circumstances arise. While all trip insurance policies have exceptions and limitations, they provide a measure of security that experienced travellers appreciate.

Deposits and advance fees may be refunded. A cancellation fee of $500.00 will be withheld in the event of a cancellation or (approved) change in your reservation. For a refund, any cancellation or change must be received in writing (mail or email) at least 60 days prior to check-in (180 days for monthly reservations). We cannot refund deposits or advance payments for cancellations received in less than the required 60-day notice, however, an exception will be made if the reserved condo is re-rented and fully paid for the same period (a $500.00 processing fee, plus all fees for travel insurance will not be refunded and charged accordingly). Management will make every effort to re-book the condo. Our cancellation policy takes effect upon payment submission.

Road, Beach, Weather, Water, Facility Conditions
Pleasure Island Condominiums does not guarantee beach, water, weather or road conditions, nor the availability of building amenities. Occasionally condominium associations conduct maintenance on facilities such as swimming pools and decks, meeting rooms, exercise rooms and other amenities. While usually available, we do not control the scheduling of building maintenance and cannot guarantee that amenities are always accessible.

Also, the state of Alabama and the cities of Gulf Shores and Orange Beach occasionally work on small sections of beach to counter the long term effects of erosion. This ongoing maintenance and restoration process is a necessity at many U.S. beaches and ensures that visitors have access to this beautiful natural resource long into the future. Consequently, we offer no guarantee regarding the status of beaches in front of each condominium building. Should you encounter such work, we appreciate your patience as our government works to protect the environment.
